Planning to do an Addition? Rear Addition or Second Floor Addition?
If you are planning to do an Addition, whether is a rear addition or a second floor addition, residential or commercial, you must have a copy of the property survey in order to get drawings done.
The survey is a legal documents, where it shows the property lines, Right of ways & easements (very important), locations of yours and adjacent houses, etc..
If you don’t have a survey, you can try to do a search at the Land Survey Records website
With the survey we can check the zoning by law, we can pre-screen the by laws and verify if you are subject to Minor of variances. After checking we can start drawings a site plan calculation how big the home addition can be.
Minor of variances is a more complicated route and time consuming to get a permit. This route is necessary to go through, when you have no choice due to zoning by law compliances issues, such as but not limited to height, GFA, coverage, building length-depth, setbacks, etc..
Once you get the approval from Committee of Adjustment, (when applicable), after 20 days we can apply for permit and any other departments, such as Forestry, TRCA and or Heritage.
Forestry is a separate department where and when the CoA impose conditions, an application must be submitted along with Arborist report and a copy of the site plan showing the location of the trees and sizes, which will indicate the tree protection zone (TPZ).
TRCA is the Toronto Conservation Authority and sometimes where there are ravines, river, golf area, public recreational land, you may be subject of TRCA approval. Also here an application must be submitted for review.
Heritage is also another department where and when subject to their approval, also a set of drawings may be submitted for review prior/during buildng department submission.
